Corporate Occupiers
We provide an ‘Outsourced Property Director’ role to corporate occupiers. Most small-medium businesses cannot justify in-house property expertise, but periodically need to undertake major property projects to expand or contract their business. We work alongside the existing senior management team of our clients to ensure all options are considered and value is maximised. Having confirmed the brief a strategic evaluation of all property assets is made for current and alternative uses and this is compared with the current and future occupational and operational business requirements.
In defining the real estate strategy we will consider all options including the sale of surplus land and buildings to increase values, extension through development or phased redevelopment, or total relocation and the disposal of existing properties and land.
With an agreed strategy in place we are able to appoint and manage a multi-disciplinary team to implement this strategy, including the identification and purchase of new sites, management of project teams for build, fit-out, maintenance, improvement or refurbishment works. We are able to advise on debt and equity funding structures, negotiate leases and leaseback arrangements and manage the sale of properties. When required we can introduce funding partners to inject capital.
At completion, we manage the transitional process to ensure effective workplace change, including the management of any practical and legal ‘snagging’ issues.
